The Mornington Peninsula has many companies that will list your home, take bookings, and welcome strangers in your absence. That is not what we do.

We look after second homes that are not let. Homes that exist for their owners — their weekends, their summers, their quiet returns from the city. We hold the keys, conduct the checks, manage the trades, prepare the house for arrival, and secure it after departure.

Three tiers of care, calibrated to the property and the owner.

I.

Watch

Fortnightly visits, photo-documented inspections, key holding, alarm response, mail and parcel handling. For the home that simply needs reliable eyes upon it.

II.

Estate

Weekly attention, climate management, garden and pool oversight, arrival and departure service. For the home that lives in steady use across the year.

III.

Custodial

A dedicated custodian, twice-weekly attendance, full trade project management, concierge requests. For the principal residence held quietly in absence.

— Our Process

From enquiry to membership in three steps.

One. The conversation.

We meet at your property. We walk through the home, learn how you use it, and understand what matters to you. We do not take notes on a clipboard — this is a conversation, not an audit.

Two. The proposal.

Within a week, you receive a written proposal tailored to the home: the tier we recommend, the visit cadence, the specific trades we suggest including in the management, and the monthly fee. There are no hidden costs and no surprise add-ons.

Three. The handover.

If you choose to proceed, we prepare a full property handover: keys, alarm codes, contractor introductions, preference register, and emergency protocols. Our first visit happens within seven days of the contract being signed.

Are you a holiday rental manager?

No. We do not list, market, or manage short-term rentals. We exclusively serve owners whose homes are kept for their own use.

Do you take a commission on tradespeople?

We add a transparent twenty percent management margin to coordinated trade work, disclosed in advance. We do not accept undisclosed rebates from contractors, and our subcontractor agreements forbid them.

What insurance do you carry?

Public Liability $20M, Professional Indemnity $5M, and Property in Care, Custody and Control cover. All custodians and subcontractors are insured, licensed where required, and police-checked.
